Services
Our service starts with a free initial 1 hour consultation to discuss your proposed development.
We will then provide you with a written quote detailing the proposal and the services we would provide.
Once instructed one of our surveyors will carry out a full survey and discuss your project with you in detail. He or she will offer you advice about your design and what to expect prior to and throughout the process of your project.
The surveyor will draft the architectural plans required for Local Authority Planning and/or Building Control approval. Once the plans are agreed with you they would be submitted to the Local Authority.
Once your approvals are received your surveyor would offer you further guidance on how to proceed with your build.

We can provide you with the information you need to make informed decisions about how you wish to proceed with your build and achieve what you want from the alteration of your home.
Contractors
One of the key elements to any build is the contractor and finding a competent builder is essential.
We are able to offer assistance in choosing a builder for your project and have worked with a select list of local contractors for many years so have first hand knowledge of the quality workmanship they provide.
Fees
We have tried to make our fees as transparent as possible, but every build is different and some may be more complex than others. Fees relating to large or complex projects may increase depending on the additional work involved.
Our standard fees relate to obtaining Planning Permission for projects of a typical, traditional construction method to average sized properties.
We appreciate that some of our clients would prefer to carry out works under a Building Notice. For that reason our fees for Building Regulations approval are listed separately.
Services included within the standard fees:
- Full initial survey, advice regarding the feasibility of your proposed plans, the internal layout & exterior appearance.
- Advice on securing contractors and the undertaking of external services.
- Full sets of plans to be submitted for Planning Permission. This includes all associated form filling and contact with the Local Authority on your behalf.
- Party Wall Act notices (where applicable)
- Four copies of your CAD plans plus those required by the Local Authority.
- Minor amendments to plans during our consultation period i.e. alterations to internal layout prior to submission of plans to Local Authority.

Additional Fees
Amendments to agreed plans after submission to Local Authority or a complete redesign after agreement of first draft: £25 per hour
Additional site visits if required by the client: £50.00 per visit
We will advise you in advanced of the approximate costs of any additional fees relating to our services and of any specialist/local authority fees you may incur.
Building Regulations
Typical specifications for Local Authority approval are an additional 70% of the standard planning fee. This relates to plans that we have drafted for your project.
More involved specifications such as complicated roof designs or additional load-bearing components would be charged at a higher rate.
We can provide Building Regulations specifications for plans which have already been approved by the Planning Authority. The fee for this starts at £450.00 and will depend on the complexity of the project.

Planning and Building Control fees are usually waived for alterations or extensions that are solely for the use of a disabled person.
*Water Authority
If you are building over a public sewer you will need permission from your Water Authority. Fees are between £362.00 - £1300.00 depending on the size of the sewer.
Specialists’ fees
A structural engineers report would normally be required for building works such as the removal of chimney breasts or loft conversions. Fees can start from £300 for simple reports.
Tree Specialists survey report may be required if you are building close to trees. Fees can start from £350.00 for simple reports.
* Statutory fees can vary and may be subject to change. Your Local Authority/Water Authority will be able to provide you with details of their current charges.
Payment
An initial payment of 25% of the total fee is payable once you have engaged our services.
The balance is payable once you have agreed the final draft of your plans and they are ready for submission to the Local Authority.
